Signs your sewer line is failing

The sewer lateral runs from your home to the city main, usually under your front yard or driveway. When it starts to fail, the symptoms show up indoors and out:

  • Multiple drains backing up at the same time — sinks, tubs, and toilets all draining slowly
  • Sewage smell in the yard, basement, or near a cleanout
  • Soggy spots, unexplained green patches, or sinkholes in the lawn
  • Water backing out of a floor drain or shower when you flush the toilet or run the washing machine

Why San Jose homes have sewer line problems

A lot of housing stock in San Jose, especially in older neighborhoods like Willow Glen, Naglee Park, Rose Garden, Cambrian Park, and parts of Cupertino and Campbell, was built between the 1920s and 1970s. The sewer laterals in those homes are often vitrified clay or Orangeburg (tar-paper composite). Both materials crack and shift over time. Add in mature root systems from oaks, redwoods, and liquidambars planted along Bay Area streets — and you get the recipe for a sewer lateral that's reaching the end of its life.

Our diagnosis-first process

Sewer line work is expensive enough that you should never pay for it without seeing the problem on video. Every sewer call starts with a camera inspection. We feed a self-leveling camera through the cleanout (or pull a toilet if there isn't one) and run it the full length of the lateral. You watch the screen with us. We tell you what we see, where it is in feet from the house, and what it'll take to fix.

Repair methods we offer

Trenchless pipe lining (CIPP). If the existing pipe is intact but cracked or root-infiltrated, we can rehabilitate it without digging up your yard. A resin-saturated liner is pulled through the existing pipe and inflated, curing into a new pipe inside the old one. Minimal landscaping damage, typically a one-day job.

Trenchless pipe bursting. When the existing pipe is too far gone to line, pipe bursting pulls a new HDPE pipe through the old one, bursting the old pipe outward as it goes. We only need access pits at each end — the rest of the yard stays intact.

Traditional excavation. Sometimes the geometry, depth, or condition of the line makes a dig the right answer. When we dig, we coordinate USA dig-alerts, pull the permit, and restore the surface — concrete, pavers, or sod — when we're done.

Spot repairs. If the camera shows a single bad joint or 3-foot section, we don't sell you a full replacement. We dig the spot, cut out the bad section, and put in a new piece with proper couplings.
