When it's time to repipe

A lot of South Bay homes built before 1970 still have their original galvanized steel water lines. Galvanized rusts from the inside, slowly choking water flow and dumping rust into your drinking water. If your home has any of these symptoms, a repipe usually pays for itself in repair costs avoided:

  • Rusty or brown water from the tap, especially first thing in the morning
  • Low water pressure throughout the house — and pressure that drops further when two fixtures run at once
  • Recurring pinhole leaks in walls or ceilings (galvanized doesn't fail in one place — it fails everywhere, eventually)
  • Visible rust or corrosion on exposed pipe in the basement or crawl space
  • Polybutylene (gray plastic) supply lines from the late 70s through the 90s — these are prone to catastrophic failure and should be replaced on sight

Repipe materials we use

PEX (cross-linked polyethylene) is the standard for residential repipes today. It's flexible (so we make fewer wall openings), resistant to scale and corrosion, freeze-tolerant, and it's quieter than copper. PEX-A is our default — it's the highest grade, with the longest manufacturer warranties.

Copper is still the right answer in some cases — exposed runs in finished spaces, older homes where the homeowner wants the look, certain commercial applications. We do Type L copper with brazed joints when copper is the call.

What a whole-house repipe looks like

1. Walkthrough and quote. We map every supply line in the house — kitchen, baths, laundry, water heater, hose bibs, ice maker, refrigerator. The quote is itemized and fixed. No surprises.

2. Permit. Repipes require a city permit and final inspection in San Jose, Campbell, Santa Clara, and most surrounding cities. We pull the permit. You don't.

3. Drywall openings. Repiping requires opening walls and ceilings strategically. We mark every opening with you before we cut. Most jobs need 6–15 access points.

4. The repipe itself. 2–4 days for an average single-story home, 4–6 for a two-story. We work in zones so you keep water somewhere in the house every night.

5. Pressure test & inspection. Lines are tested at 100+ PSI for several hours. Then the city inspector signs off.

6. Drywall patch. We work with a vetted drywall partner for patching, taping, texture matching, and prime — or we can leave it for your contractor if you have one. Either way, we coordinate.
